COASTAL Rim Properties, Inc. (CRP), on Thursday, announced the commencement of pre-leasing for retail and commercial space at TAJ Dream Ogle, its 1,028-unit mixed-use development at Ogle, East Coast Demerara.

 

According to a press release, construction is well underway at TAJ Dream Ogle, with the development’s internal road and drainage infrastructure substantially in place. Vertical construction is scheduled to commence this fall, with the first retail spaces targeted for delivery in third quarter of 2027.

The commercial district is being developed as Guyana’s first purpose-built Class A mixed-use retail and commercial environment of its scale, combining professionally planned retail, dining, office and hospitality uses within a single integrated development.

 

Designed as a destination for residents, businesses, hotel guests and visitors, TAJ Dream Ogle will bring together 1,028 condominium residences, retail and dining, commercial space, two internationally branded four- to five-star hotels, and extensive dedicated parking infrastructure, the release said.

 

It added that a defining feature will be the project’s significant investment in parking and accessibility, including hundreds of covered parking spaces and Guyana’s first dedicated retail parking garage.

 

The infrastructure is being incorporated into the master plan from the outset, providing convenient access for residents, shoppers, office users, restaurant customers and hotel guests, the release said noting that the commercial district is intended to create an environment where people can live, work and spend time within one professionally planned community, providing a level of quality, convenience and integration that is currently limited in the Guyana market.

“The vision for TAJ Dream Ogle has always been larger than a residential development,” said Nicola Mola, of Coastal Rim Properties, Inc. “We are creating an integrated community with the quality, planning and infrastructure of a Class A development, where residents can live, businesses can operate, and people can come to dine, shop, work and spend time. We believe this will introduce an entirely new commercial environment to the Guyana market.”

 

According to the release, CRP is seeking a high-quality, diversified tenant mix for the district, including established local and international restaurants, cafés, specialty retail, professional and financial services, health and wellness operators, lifestyle brands, grocery and food concepts, and other commercial businesses.

 

The scale of the residential and hospitality components provides prospective tenants with a significant built-in customer base. As the development is completed, the district will serve both the TAJ Dream Ogle community and the broader Ogle, East Coast Demerara and Georgetown markets.

 

“Guyana is experiencing significant economic growth, but the quality and infrastructure of its commercial real estate have not yet caught up with the opportunity,” said Giovanni Mola, of Coastal Rim Properties, Inc. “TAJ Dream Ogle is designed to help change that. The release added that pre-leasing is now open for retail and commercial opportunities at TAJ Dream Ogle, with prospective tenants invited to engage with CRP early in the development process.
